A phased approach to
delivering value

We work through seven clearly defined project phases to ensure a balance is achieved between needs, wants and affordability. This allows us to work with clients at any required project stage to achieve cost effective and timely results.

1. Establish

Strategic masterplan, feasibility analyses, strategic planning, and ultimately the identification of value to be able to proceed with a development. This phase also includes finding appropriate land for the development and carrying out Due Diligence review of the site to ensure it is fit for purpose.

By engaging D.26 from this first phase, projects can be expected to be delivered with up to 35% savings.

2. Design

This critical phase involves ensuring the design intent is correctly captured in the application to Council. Approvals, and subsequent changes, are becoming increasingly more difficult to achieve with the layers of bureaucracy and compliance required in today’s climate.

3. Refine

It is at this stage that the design intent is developed to capture the detailed requirements of the key stakeholders – owners, managers, staff, and occupants.

4. Document

This is the critical phase to ensure that the building is comprehensively documented and co-ordinated between consultants to allow the builder the opportunity to provide as competitive a price as possible.

5. Tender

The tender phase allows the market to be tested. D.26 works collaboratively with experienced contractors to confirm the competitive tender prices are achieved against original feasibility.

6. Contract

D.26 maintains a strong presence during the construction phase, working with the main contractor and their subcontractors to ensure the building is delivered on time, on budget and to a high quality.

7. Maintain

In most cases following handover, D.26 provides ongoing R&M (Repairs & Maintenance and Asset Management) services for the stakeholders to ensure cost effective outcomes are achieved creating longevity of the asset.

D.26 is organised, efficient, extremely competent, mindful of the broader issues of project delivery, while at all times achieving the desired client outcomes.
